Episcopal Retirement Services (ERS) is proud to announce the grand opening of Pedretti Place, a thoughtfully designed affordable living community for older adults, located at 571 Pedretti Avenue in Delhi Township-- the first development of its kind in the area in 45 years.
The $15.1 million development includes 48 affordable housing apartments, offering residents not just a place to live, but a vibrant, supportive community to call home.

“This community was built with deep intention—every space, every feature was designed with our residents in mind,” said Jimmy Wilson, ERS Vice President of Affordable Living. “Pedretti Place shows how affordable housing can empower older adults to live independently while staying connected and supported.
Designed for Connection, Wellness, and Aging in Place
Pedretti Place was built to support aging in place and to meet the unique needs of its residents, age 55 and older. Every detail of the community—from accessible design to wellness-centered programming—was developed with a positive resident experience in mind.

- Fitness and wellness area with age and ability-friendly equipment
- 24-hour emergency maintenance
- Wi-Fi-enabled and cable-ready apartments
- Social service coordination and on-site wellness programs
- Transportation to shopping, events, and appointments
- Communal spaces and laundry facilities
- Outdoor patio space with privacy fencing
- Self-controlled heating and air conditioning
Collaborative Development, Innovative Funding
ERS gives credit and recognition to their many of partners whose expertise and collaboration were instrumental in bringing this vision to life: Urban Sites Capital Advisors, LLC (Co-Developer), Urban Sites Construction, LLC (General Contractor), ATA/Beilharz Architects LLC (Architect), Delhi Township Board of Trustees.
This new community was made possible through a unique blend of public and private funding, including the Ohio Housing Finance Agency, Ohio Capital Corporation for Housing, Ohio Capital Finance Corporation, KeyBank National Association, Hamilton County, Federal Home Loan Bank of Cincinnati, and Cincinnati Development Fund.
